Compliance comes first
Guarding heights in buildings other than dwellings differ from domestic figures in places, and escape stairs bring additional requirements around continuity, graspability and clear width. The design starts from the fire strategy and the access consultant's requirements, not from the visual concept.
We build from the approved drawings and flag anything in the architectural intent that will not satisfy the guarding or gap rules before fabrication, rather than after inspection.
Materials that survive heavy use
Brushed 316 or 304 stainless is the usual specification in prestige cores because it looks good and survives constant contact. Powder coated mild steel with a stainless or timber handrail is a cost effective alternative that suits back of house stairs.
Whatever the material, the fixings are the weak point. Brackets have to reach the structural core, and the spacing has to assume people will lean and pull on the rail every day.
Fitting in a live building
Refurbishment work in occupied Dublin offices is normally phased so the core remains usable and compliant throughout. That means fabricating in the workshop, installing flight by flight and never leaving an unguarded edge overnight.

Documentation
Commercial projects expect a paper trail: material certificates, finish specifications and, for structural elements, EN 1090 documentation. We supply that as part of the handover rather than as an afterthought.
